In February 2026, 285 homes were sold across the region. This represents a 15% decrease from January and a 1% decline compared to February 2025. While activity dipped slightly month over month, sales volume remained generally consistent with last year, suggesting steady demand despite typical winter market conditions.

The median sale price came in at $590,000, down 5% from January and 6% lower than February 2025. The median list price was $599,000, a 3% decrease month over month and essentially flat year over year. While pricing pulled back slightly from January levels, list prices holding steady compared to last year suggests sellers are still entering the market with confidence.

Homes sold for an average of 100% of asking price, unchanged from January and one point lower than February 2025. This indicates buyers and sellers remain closely aligned on pricing, with most transactions continuing to close right at list price.

Total sales volume reached $200.1 million, a 16% decrease from January and 1% lower than February 2025, primarily reflecting the modest drop in the number of closed sales during the month. Homes spent a median of 34 days on the market, five days longer than January and 11 days longer than last year, indicating a slightly slower pace as buyers take more time evaluating available inventory.

Year to date, 619 homes have sold, 6% fewer than at this point in 2025. While sales remain slightly behind last year’s pace, early year results are often influenced by seasonal conditions, with activity typically accelerating as the spring market begins to build.
